Utah ADU laws have changed a lot recently. Here's what most homeowners ask us first.

Utah state law (HB 82, 2021) requires most cities to allow ADUs on single-family lots. Salt Lake City, Provo, Ogden, St. George, and most other Utah cities now permit ADUs by right. We'll confirm your specific zoning during your free site visit, at no charge.

A stickbuilt ADU is built on-site from scratch: maximum customization, best long-term value. A modular ADU is built in a factory and assembled on your lot, faster and often more affordable. A garage conversion turns your existing garage into a fully livable, permitted unit, typically the most cost-effective option if you already have a usable garage.
Yes, many of our clients build ADUs specifically to generate rental income. Long-term rentals are allowed anywhere ADUs are permitted in Utah. Short-term rentals (Airbnb, VRBO) depend on your city's specific rules. We can help you understand what's allowed in your area during your free consultation.
Garage conversions can be completed in as little as 2-3 months. Modular ADUs typically take 3-5 months from permit approval. Custom stickbuilt ADUs usually run 5-8 months. Permitting timelines vary by city (usually 4-10 weeks) and we manage all of that for you.
Utah's ADU law removed the owner-occupancy requirement statewide in 2021. You don't have to live on the property to build or rent an ADU. Some cities may still have their own local rules. We'll confirm this for your specific city as part of your free estimate.
