Prefab / Modular ADU: $120,000 – $200,000. Factory-built and assembled on your lot. Faster to complete (typically 50 to 70% faster than a traditional build) and generally more cost-effective than a full custom build, while still meeting the same code standards.
Custom Stickbuilt ADU: $120,000 – $300,000. Built on-site from the ground up with full design flexibility. The highest ceiling on finishes and customization, and typically the highest long-term property value and rental appeal.
