Modular vs. Stickbuilt ADU: Which Is Right for Your Utah Property?

One of the first decisions in any ADU project isn't which floor plan you like — it's whether to go modular or stickbuilt. Both are built to the same Utah code and go through the same permitting and inspection process. The difference is in how they're built, and what that means for your cost, timeline, and end result.

Modular / Prefab ADU

A modular ADU is built in a factory, then delivered and assembled on your lot on a foundation. Because it's built indoors on an assembly line, it's typically 50 to 70% faster than a traditional build — often 3 to 5 months from permit approval to move-in. Labor costs are lower, which generally makes modular the more budget-friendly option at $120,000 to $200,000. You're choosing from a set of pre-designed floor plans rather than starting from a blank page, but those plans still cover a range of layouts from studios to two-bedroom units.

Custom Stickbuilt ADU

A stickbuilt ADU is framed and built entirely on-site, the same way most houses are built. That means full design flexibility — your floor plan, your finishes, and a design that can be matched to your existing home's architecture. It's the better choice if you want something studio-to-3-bedroom sized and fully tailored to your lot, but it takes longer (typically 5 to 8 months) and costs more, from $120,000 up to $300,000 depending on size and finishes.

Which Should You Choose?

If you want the fastest path to a finished, permitted ADU at a lower cost, modular is usually the better fit. If your priority is matching your home's exact architecture, maximizing bedrooms and layout for your specific lot, or you're building toward the highest possible long-term property value, stickbuilt is worth the extra time and cost.
